- 6 Essential Home Staging Tips for Denver
Let's get down to business and find out the most essential home staging tips for Denver Selling a home in Denver can be a competitive endeavor. Home staging plays a crucial role in this process. It's not just about making a property look appealing. It's about creating an environment where potential buyers can envision themselves living. In this article, we'll share essential home staging tips tailored for the Denver market. Whether you're a homeowner, a real estate professional, or a home staging expert, these insights will help you enhance the appeal of any property for a quicker, more profitable sale. The Power of First Impressions in Denver's Real Estate Market. First impressions are vital in Denver's competitive real estate scene. Buyers often make up their minds within the first few minutes of seeing a home. An attractive entrance can significantly boost a property's appeal. Ensure the front door is clean and inviting, with well-maintained landscaping to captivate onlookers. Decluttering: The Critical First Step Before staging, decluttering is essential. Overcrowded spaces can deter potential buyers from seeing the home's true potential. Consider the following decluttering steps: Remove excess furniture to create more space. Store personal items to keep rooms neutral. Organize closets and cabinets for a tidy look. A simplified space allows buyers to picture their own belongings in the home. This step is crucial for a successful sale. The Appeal of Neutral Colors and Natural Light Neutral colors offer broad appeal, attracting a diverse range of buyers. They create a clean and fresh atmosphere, ideal for showcasing any home. Maximize natural light to make spaces feel open and welcoming. Use light, airy window treatments to brighten rooms and enhance the overall ambiance. Furniture Arrangement and Room Layouts Arranging furniture properly showcases the size and functionality of each room. Grouping pieces to create defined areas makes spaces appear more organized and intentional. Keep walkways clear and ensure furniture doesn't overwhelm the room. This helps buyers visualize their belongings fitting comfortably, enhancing their experience during the showing. Depersonalizing Your Space for Potential Buyers Depersonalizing a home creates a neutral environment that allows buyers to envision themselves living there. Remove family photos, personal collections, and unique decor items that might distract or alienate potential buyers. Aim for a universally appealing space, sparking a buyer's imagination. This helps transform your property into a blank canvas, enhancing its marketability. Curb Appeal: Making a Memorable Exterior Impression First impressions start outside, so enhance your home's curb appeal. Trim the lawn, plant flowers, and tidy up walkways to create an inviting entrance. A welcoming exterior entices buyers to explore further. Consider painting the front door, updating house numbers, and adding attractive lighting. These small improvements can significantly boost your home's allure. Captivating curb appeal can make a lasting impact on potential buyers. The Finishing Touches: Cleaning, Repairs, and Staging Decor A spotless home speaks volumes and reassures buyers. Focus on thorough cleaning, leaving no corner untouched. Sparkling surfaces make rooms feel fresh and well-maintained. Before staging, address minor repairs such as chipped paint or squeaky doors. Adding tasteful decor like vases or art can create a welcoming atmosphere without cluttering the space. Effective staging underscores a home's strengths, enticing potential buyers. Leveraging Denver's Lifestyle in Your Home Staging Denver's vibrant culture and natural beauty offer unique staging opportunities. Highlight features that resonate with outdoor enthusiasts, like patios or mountain views. Incorporate elements that reflect the city's active lifestyle to appeal to potential buyers. Consider using decor that echoes Denver's cultural flavor, such as local art or rustic furnishings. Emphasizing these aspects can create a connection with buyers who appreciate Denver's unique charm. This tailored approach showcases the home as part of the desirable Denver experience. Choosing the Right Home Staging Company in Denver Selecting the right home staging company can make a significant difference in your home's market appeal. Look for a company with a proven track record in Denver's real estate scene and excellent client reviews. Their local experience can help them tailor the staging to what Denver buyers seek. When evaluating potential staging companies, consider the following: Their portfolio of past projects. Whether they offer customized solutions. Client testimonials and references. Their pricing structure and flexibility. Additional services are offered, such as photography or virtual staging. Choosing wisely can maximize your home's appeal and help it sell faster. - VOYAGE DENVER: Hidden Gems: Meet Jen Hosey of Times Ten Design Home Staging. How to start a staging business
Original Article: VOYAGE DENVER Today we’d like to introduce you to Jen Hosey. Hi Jen, we’re thrilled to have a chance to learn your story today. So, before we get into specifics, maybe you can briefly walk us through how you got to where you are today and how you started your staging business? My story of owning Times Ten Design can be traced back to attending a random neighborhood ice cream social. I met some neighbors who introduced me to more neighbors and we all became fast friends. The sister-in-law of one of the girls started a staging company in 2020 but was looking to sell it as she was moving to Arizona. My friend immediately thought of me as I was a licensed Realtor in Chicago before moving to Colorado and was obsessed with design and woodworking. My friend introduced us and it was clear from the start that this would be a perfect fit. With my 10 years of selling experience, I knew exactly what buyers are looking for in a home, and paired with my design and decorating experience, I felt very confident in the business right away. Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome? I would love to say it’s been easy but it’s been difficult in many ways. The first hurdle was keeping things the same for client retention but also taking the next necessary steps to make the company my own, all while managing our rapid growth. When I took over, the company was renting most large future items and that was difficult as I had to rely on other people and I had no control of what was in stock. To change this, I decided to take the plunge to move everything in-house. This included hiring, purchasing a staging truck, and purchasing the inventory to stage every home ourselves. I knew that I wanted full control over our stages and that meant we had to invest in our inventory to give the best results for our clients. In this transition, my personal home was filled with staging furniture, pillows, art, and accessories. It was very difficult to work out of the house and have employees come in and out. We slowly moved into a storage unit and then 2 and now we have almost 2,000 square feet of storage space (which is quickly becoming too small for us). Managing inventory has been one of the hardest aspects of our growth. I’ve had to learn to deal with a mess of problems including break-ins, damaged and stolen inventory, squatters – the list goes on. I wish I could say I’ve seen it all but I know that’s never going to be the case in this industry! Edited to add that as of October 2024, We have moved into a warehouse and bought a second truck! Alright, so let’s switch gears a bit and talk business. What should we know? We’re a home staging company that is design-focused with an organic modern style tailored for Realtors, homeowners, and investors. We are conveniently located in Centennial which allows us to service the Denver Metro area. We specialize in vacant home staging with results that are Instagram-worthy. We take social media seriously and like to partner with Realtors in social media collaborations to create a better outcome for their listings and to give homeowners greater exposure to their homes. I also like to create content with links to our inventory to share my favorite affordable furniture and decor finds. I believe everyone can have a beautiful home no matter their budget! I think we are different than other staging companies because we really focus on design vs just staging space to fill it. Our Mission is for every home staging project to be ten times greater than ever expected. Can you talk to us a bit about happiness and what makes you happy? My family! I love spending time with my husband and 4-year-old son and we’re thrilled to be welcoming another son to our family in June! My immediate family followed us here from Chicago and we had a blast together. I love all things outdoors, especially skiing and hiking. I love to furniture shop which is good as it’s a huge part of my day-to-day! I also enjoy creating beautiful spaces in my own home and I’m not afraid to use power tools and drills to tackle many fun DIY projects. A well-staged home showcases its full potential and minimizes distractions like clutter or outdated decor. 3. Maximizes Your Online Presence In Denver’s tech-savvy real estate scene, most buyers begin their search online. High-quality photos of a staged home can make your listing stand out on platforms like Zillow , Redfin, and Realtor.com . --- Key Tips for Home Staging in the Denver Metro Area 1. Focus on the Outdoor Spaces Denver's residents value outdoor living. Whether it’s a small patio in Capitol Hill or a sprawling backyard in Littleton, highlight these areas with cozy furniture, string lights, or seasonal decor. 2. Incorporate Neutral Color Appeal to the widest audience by keeping walls, furniture, and decor in neutral tones. In Denver's eclectic neighborhoods, a clean and modern aesthetic helps buyers envision their own style. 3. Highlight Natural Light Denver is known for its 300 days of sunshine, so make the most of it by opening blinds, cleaning windows, and using mirrors to amplify natural light. Tailor to Your Neighborhood's Style A staged loft in LoDo should have a more urban, industrial feel, while a family home in Parker might emphasize warmth and functionality. - Before + After - Modernizing a home in Highlands Ranch with home staging.
Home staging isn’t just about decorating—it’s about creating a vision for potential buyers. A staged home allows buyers to see its full potential, helping properties sell faster and for more money . Here is one example of a living room we staged this summer. It was a fun one to see the before and after! Before: The living room had a dark and unwelcoming feel. The stone planter stood empty and there was a musty, chilly scent lingering from prolonged vacancy. After: We used staging to make the room feel more spacious and brighter. A light-colored rug and chairs were added to reflect light and open up the space, while wood accents were chosen to highlight the room’s woodworking details. To complete the look, we filled the stone planter, giving it a purposeful and cohesive role in tying the room’s design together. - How to Shop at HomeGoods for Neutral Décor: Tips from a Professional Home Stager
As a home stager, finding the perfect neutral décor pieces is essential for creating spaces that appeal to a wide range of buyers. One of my favorite places to shop? Homegoods ! With its ever-changing inventory, budget-friendly prices, and stylish selections, it’s a goldmine for home staging essentials. Here are some tips from a professional home stager for shopping at HomeGood! Why Neutral Décor? Neutral décor creates a clean, versatile canvas that appeals to potential buyers by: - Allowing them to visualize their own style in the space. - Highlighting a home’s best features without distraction. - Offering a timeless, cohesive look that never goes out of style. Whether it’s a beige throw pillow or a textured white vase, neutral pieces bring sophistication and balance to any room. Pro Tips for Shopping at HomeGoods 1. Go Early and Go Often HomeGoods restocks frequently, but the best pieces often sell out quickly. Plan to shop early in the day and make regular visits to find the newest arrivals. 2. Know Your Color Palette Stick to a neutral palette to maintain cohesion across rooms. Focus on colors like: - White and cream - Beige and tan - Gray and greige - Soft metallics (gold, silver, bronze) Having a palette in mind helps you avoid impulse buys and ensures that each piece works together seamlessly. 3. Look for Textures and Layers Neutral doesn’t mean boring! Add visual interest with pieces that feature different textures and finishes: - Throw pillows: Choose options with knit, velvet, or faux fur textures. - Vases: Look for ceramic, glass, or hammered metal finishes. - Throws: Opt for chunky knits, lightweight cotton, or soft fleece in neutral tones. Mixing textures keeps the space dynamic and inviting. 4. Focus on Timeless Accessories When shopping for staging décor, prioritize versatile pieces that can work in any room. Some go-to items include: - Mirrors: Round, rectangular, or sunburst designs in neutral frames. - Lamps: Simple bases with white or beige shades. - Decorative trays: Perfect for coffee tables, kitchen islands, or bathroom counters. - Artwork: Abstract prints or black-and-white photography with subtle, neutral frames. We love to use simple matted frames from Target . 5. Don’t Skip the Clearance Section Hidden gems often end up on the clearance shelves. You might find a discounted ceramic vase, candle holders, or seasonal neutral pieces at a fraction of the price. 6. Check the Seasonal Aisles for Year-Round Finds While seasonal décor might seem holiday-specific, there are often neutral treasures that can be used year-round. For example, fall décor often features earthy tones, while winter collections bring out soft whites and metallics. 7. What to Avoid When Shopping - Overly Trendy Pieces: These can quickly date your design. - Bright or Bold Colors: These don’t offer the universal appeal that neutrals do. - Overcrowding Your Cart: Stay focused on what you actually need for staging; avoid buying pieces just because they’re “too good of a deal.”
